British royal PRINCE WILLIAM and his girlfriend KATE MIDDLETON will soon have their own private lovenest - built on QUEEN ELIZABETH II's Balmoral estate in Scotland.

The former rabbit-trapper's cottage, which is surrounded by pine trees and close to PRINCE CHARLES and CAMILLA, THE DUCHESS OF CORNWALL's residence, is being given a $144,000 (GBP80,000) refurbishment.

An insider says, "The Prince and his girlfriend spent ages looking around the place last year.

"They thought it would make a nice holiday home, as the cottage they use never gets the sun. The new place gets sun all year.

"The whole inside of the old house was ripped out and a new roof put on.

"When the young Prince is not using the place, it will likely be used as a holiday home or police house.

"The cottage has been empty for almost two decades and was used as a farm store."

Work will be completed by this summer (06) in time for the royal family's annual August holiday.
